Valle Verde Del Norte (VVDN) subdivision does not have a Home Owner’s Association(HOA). The VVDN subdivision owns and operates its own water company known legally as a water cooperative. The Water Co-op owns the well, its’ equipment and maintains the well including all its’records. Equipment includes an Arsenic Filter – Point of Use (POU) System installed next to the kitchen faucet in each residence. As a prospective new homeowner in VVDN, pursuant to the First Amendment to the Declaration of Restrictions of the Valle Verde Del Norte Subdivision, specifically paragraph 14 (a-f), you will become a member of the VVDN Water Co-op once you have closed on your property and your name has been transferred to the deed.
The Arizona Department of Environmental Quality (ADEQ) regulates our water quality standards and our water is tested by a certified operator on a regular basis. A Consumer Confidence Report (CCR) is published once a year sometime in June with the previous years’ results.
Please note that the monthly fee for water service is $50 and is due by the first of each month. A late fee of $5 will be assessed if payment is not received by the 15th of the month. You may pay your water fee monthly, quarterly, bi-annually, or annually.
The Water Co-op holds an annual membership meeting in November where you will hear a summary of the year’s happenings, a treasurer’s report and any new news the Board has to convey. This is also the time we vote on any issues brought before the membership by the Board, and vote on the Co-ops’ Board of Directors. A notice regarding the meeting is sent to all residences sometime in October along with an annual invoice. *Please note this will be the only time an invoice is automatically provided to a member.
You will be invited to participate in any way you are able including becoming a member of the Board of Directors. Your realtor should provide you a copy of the VVDN Declaration of Restrictions, VVDN Water Co-op Articles of Incorporation and VVDN By-Laws.
After you have moved into your residence, please contact the VVDN Board by sending and email to , to the attention of the Secretary for a Welcome Package which will include your new Membership Certificate and a statement from the Treasurer.
Your Welcome Package will contain a statement from the Treasurer regarding the current status of your lot and any fees that may be due since the time of your closing.
Please be aware that each resident in VVDN is mandated by the ADEQ to have an Arsenic Filter Unit installed by their kitchen faucet.
In 2006, the ADEQ issued a new Maximum Contaminant Level (MCL) for Arsenic in drinking water, lowering it from 50 parts per billion (ppb) to 10ppb. VVDN’s well water Arsenic level had never been above 15pbb. ADEQ demands 100% participation in the annual servicing and filter replacement of these Arsenic Units and can fine the Water Co-op if one resident does not comply. We have a contract with a local service provider to change the filters during the month of April each year, and you will be expected to comply with the scheduling of these filter changes and provide access to your home to the provider so that we may remain in compliance with ADEQ.
An ACCESS AND MAINTENANCE AGREEMENT regarding the Arsenic Unit will be included in your Welcome Package.
